What Is Contract-Grade Hotel Furniture?
A contract or commercial label describes an intended market, but it does not establish the performance of a specific chair or cabinet. Compare the complete model with the hotel’s use, cleaning and handling requirements. A 10–15 year ownership scenario is a budgeting assumption to test with repair and replacement costs, not a verified service life.
Model documents to compare before selecting hotel furniture:
- ✓Frame construction: identify the actual hardwood, steel, aluminum or engineered-board assembly, joints, intended use and relevant tests
- ✓Cushion data: 1.8 lb/ft³ is an example density to assess, not a years-of-use guarantee; compare density, firmness and fatigue separately
- ✓Textile testing: a 50,000+ Wyzenbeek figure needs a named fabric and test method; abrasion counts do not establish service life
- ✓Joinery: inspect the exact corner blocks, staples, fasteners and connections with the maker’s assembly and maintenance instructions
- ✓Surface care: obtain the selected textile’s cleaning and stain-treatment information; an antimicrobial label does not establish suitability for the hotel’s cleaning process

Guest Room Casegoods
Casegoods are the hard-surface furniture pieces in a hotel room: headboards, nightstands, dressers, desks, vanities, wardrobes, and luggage benches. These are typically purchased as a coordinated set to match the room's design language and brand standard requirements. Ask the property’s brand representative for the applicable casegoods requirements and approval process before confirming the room package.
Guest Room Seating
This includes the desk chair, lounge chair, loveseat or sofa, and any ottomans. In budget hotels, this might be a single desk chair. In upscale properties, it could be a full seating group. Sofa beds are common in suites and extended-stay properties.
Public Area Seating
Plan public-area seating for the actual traffic, cleaning, handling and repair needs. A quoted 250,000+ Wyzenbeek result is not a lifespan forecast or a universal requirement. Review the named textile and test method, complete frame and joints, and approved modular connections before comparing models.
Restaurant & Bar Seating
Hotel restaurants and bars need side chairs, barstools, and banquet chairs that are both durable and on-brand. Side chairs and barstools for hotel F&B environments should be commercial-rated with anti-scuff leg tips and easy-to-clean upholstery.

For a franchised property, obtain the current brand and property brief from the owner or brand representative. Marriott, Hilton, IHG, Wyndham and Choice Hotels programmes may have property-specific supplier, model and finish requirements. Record the applicable Property Improvement Plan (PIP) and the person authorised to approve substitutions.
If the project brief names Hampton Inn, Holiday Inn, Holiday Inn Express, Homewood Suites or TownePlace Suites, ask the proposed supplier for the exact compliance documents required by that property. These brand names are planning examples; this guide does not establish CFD supply relationships or brand approval.
For an independent or boutique property, agree the design and approval requirements with the owner and designer. Ask the independent supplier to document any custom dimensions, finish samples, fabrication scope and acceptance criteria before placing the order.
What to Ask Your Hotel Furniture Supplier
Before placing an order with any hotel furniture supplier, ask these questions:
What are your commercial durability ratings?
Request the exact model and textile test documents, including the method, conditions and result. Review frame and joint information alongside cleaning and intended-use instructions.
Can you provide brand compliance documentation?
Have the property’s authorised reviewer identify the required documents and approve the exact model, finish and any substitutions. A generic compliance statement is not that approval.
What is your minimum order quantity (MOQ)?
Compare quantity scenarios from 4 units to 50+, then obtain the actual minimum per model, finish and size. The examples here are not confirmed supplier minimums.
What is the lead time from order to delivery?
Test 2–4 week stock and 12–16 week custom scenarios only as planning assumptions. Replace them with the supplier’s dated production, dispatch and destination-delivery milestones.
Do you offer warehousing and phased delivery?
For multi-phase renovations or multi-property portfolios, warehousing is critical. Ask if the supplier can hold inventory and release on your schedule.
What customization is available?
Ask which fabric, COM (customer’s own material), stain, metal finish or size changes are approved for the exact model. Obtain samples, pricing, minimum quantities and schedule effects in writing.
