What drives lead-time variance

Ask about the steps for each line, not only a single delivery date. A quotation should identify any approval, stock, material, production, freight, and site-readiness dependencies that affect the project.

  • Stock versus made-to-order. Ask whether stock is actually allocated to your quantity or production is still required.
  • Custom finish and fabric. Confirm drawings, finish samples, material approvals, and any effect on release dates.
  • Customer's own material (COM). Establish receipt, inspection, suitability approval, and responsibility for any shortfall.
  • Container versus LTL freight. Separate production completion from transit, customs where applicable, and final delivery.
  • Quantity and factory queue. Ask which production or release milestones apply to the full order and any partial shipments.
  • Seasonality and peak install windows. Confirm the supplier and installer can meet your particular receiving and opening windows.

How to read the ranges (methodology)

The numbers are stored in this page and in LeadTimePlanner as fixed planning assumptions. They are not measured averages. Read the lead-times planning guide and the FF&E procurement timeline guide for related scope questions. The planner uses the high end of each selected band, then adds its other stages; choosing that end does not establish a probability of on-time delivery.

Ask the supplier to state dates for approvals, production or stock release, dispatch, delivery, and installation, including what starts each clock. Reconcile those dates with the party receiving and installing the order.

Common questions

How long does commercial furniture take to arrive?

A supplier must confirm the schedule for the actual specification and destination. The table on this page contains built-in scheduling assumptions, not a verified market survey or current availability. The planner adds specification, freight, and installation stages to the selected production band.

What has the longest lead time?

Within this model, imported hotel casegoods has a 22-week high-end production assumption and custom upholstery has 16 domestic or 20 imported weeks. This describes the configured model, not which supplier or product currently has the longest lead time.

Why does commercial furniture have lead times at all?

An order can depend on specification approval, material availability, production scheduling, stock allocation, freight, and receiving. Ask which steps apply to your selected products and what event starts the quoted lead time. A website range cannot reserve a production slot.

What drives lead-time variance within a category?

Confirm finish and upholstery approval, material receipt, quantity, production status, transit route, customs where applicable, and site readiness. Ask which dates are firm and which remain estimates, rather than assuming one category range covers every line.

How do quick-ship programs change the timeline?

A supplier may offer held stock or a quick-ship program, but availability, finish options, quantities, and shipping conditions must be confirmed. Check the release date and delivered date separately; a program name is not a promise that the project will arrive on time.

How far ahead should I place a commercial furniture order?

The planner works backward using the high end of its selected production band, plus 4 weeks for specification and purchase orders, 1, 2, or 5 weeks for stock, domestic, or imported freight, and 2 weeks for installation. Replace those assumptions with written milestones from the responsible parties before committing to an opening date.
